Known – We are in the most active time of the year.

Known- The shows to the contract are at  ?. Most of those will happen in the first several days of your showing.

Professionally soft stage your home using my certified stager.

Professionally market your home using the Hommatti marketing platform. This includes the 3D tours, floor plans, and drone video.

Place the home on the realtor private network and the coming soon website one week prior to listing.

Have an open house before the home is put in the Realtor database. This gives me your listing agent the best chance to find an active buyer myself.

Let agents with buyers see the home while on the private network. This promotes a much better chance of a full-price offer.

List the property on a Friday and advertise that we are having an open house on Sunday. Chances are we will have a full-price offer before the open house.

 

How to negotiate the contract and vet the buyers.

Leverage buyers against each other.

Obtain backup offers.

Negotiate an as-is contract.

Negotiate leaseback options if you are looking to buy a new home but first must sell your old home.

Vetting the buyer’s lender is critical and has proven to weed out bad loan officers and buyers truly not prepared.
